House 9 - Saville Park Halifax


At this rate I should be calling this blog '1bedroomterraced' -  another 1 bedroom terraced house ripe for renovation in the bag.
Next door recently sold for 87 and was dated but in comfortably habitable condition. This on the other hand requires a full scheme of refurbishment. Been on the market a year or so but way overpriced - 82k Time's gone by and the place has been stood empty incurring the usual costs and standing charges so the owners were  keen to sell, they had already dropped the price a couple of times but it was still too high. Finally it was reduced to offers over 72,500 - then  along came me with a cash offer of 55. When making my initial offer I always go in this low and I also tell the agent that if they would not accept the offer, to ask them what would they be willing to let it go for and their answer was 60, which was the figure I had in mind, and so the deal was done.

What is it that sets this house apart from the others?
First of all it's the worst house on the best street.
Close to the centre of Halifax, in an affluent area, only a stone's throw from the parks, amenities, ample parking to the rear, south facing garden, no through road (accessed by footpath) nice houses either side,   What's not to love about this house?
 Halifax is a pain to get to from Holmfirth, I've done it before though  - twice, early starts and late finishes are the name of the game to avoid long queues in traffic, It's not much different to going to the other side of Huddersfield.

Another old age pensioner's house and as  you can see from the photos - it doesen't look in too bad decorative order. Don't let that kid you - they all look the same once you get the wallpaper off!  90% of the time they all need re-plastering - For what it costs and the time it takes  it's a far better finish - and like new, compared with prepping walls wallpapering then decorating.
I'm expecting a sale of between 85 and 90. Not amazing, not bad either  - standard. Spend 15 (fees incl) make 15 that's how it goes give or take the odd grand or two - watch this space!

The renovation went very well - the whole job took under 3 months and the end result was fantastic - absolutely the nicest house I've done so far - it went on with local agent Kemp and co. at 89,950 and sold within 2 weeks for 89,000. Kemp and co are  exceptionally good at their job - one of the best agents I've dealt with.
