11 - Cowlersley - Huddersfield

House 11 - Cowlersley





                   



3 bed house - Cowlersley. Nearly missed this one, that busy with work and was waiting until the last one went under offer before concentrating on finding another. 
The owner who's name is Barbara has dementia and has gone into care, before she went the church she was with took her to the solicitors and made her change her will and leave her inheritance (the house) to the church. The thing is because she is now in a care home under Kirklees council all the money has gone to paying for her care and as far as I know she is still alive today. Barbara's solicitor was trying to sell the house quickly so it did not go to probate  - the estate agents normally let things like this run for 2 weeks then take the best offer - It was on at £70k and my offer was £65k cash no surveys - and just picked someone elses offer at the post.

Barbara lived on her own and preferred animals over humans and took on rescue dogs and cats  - there were animal hairs everywhere and they got right at the back of your throat! She was also a bit of a hoarder  - i got lumbered with all her stuff  - everything that was in the house became mine  - nobody wanted it not even the charity shops. It cost me over £1,000  to get rid of all the waste from this house - including the garden and renovating (4 big skips ) 
Its another most run down house on the best street  - with bags of potential to make into a lovely family home once done up.

Sold - The sale completed yesterday and it sold for £103k  - a new record for me. The job itself went well, - it's the biggest house i've done so far, cost the most and took a bit longer (nearly 5 months) than some of the smaller ones. Re-wired, central heating, plastered throughout, replaced lead water supply pipe from road, new doors, bathroom, kitchen etc etc (spent around 13k + 5 on fees) When it comes to selling houses these types are a lot easier to sell than the underdwellings and other quirky types) The buyer even  had a homebuyer's survey and it came back ok! Sold this time with Martin Thornton and co who were excellent.

Future plans? It's getting harder and harder this game  - mainly because of the government and the stamp duty, and having to pay for waste disposal like never before. These are all things which need to be factored in  - it leaves you with barely anything more than a wage. On the other hand it's a good thing to do on the side of another business if you can find the time  - and the right property at the right price!
