10 - Wooldale Holmfirth

House 10 - Wooldale 






So much for never doing another underdwelling!  You don't get much round Holmfirth for this money - I paid 60 for it, the buyer wanted 10k more but she was desperate as it had already fallen through twice and she was relying on it for the purchase of another. I stood my ground and she accepted begrudgingly.  After a breathing period from the last underdwelling I came to the conclusion that I could take my experience from the last and use it  on this one - any surprises along the way I would be a lot more prepared for and thicker skinned. This is Holmfirth  - houses are in high demand  - they go for good money so why not? 


Mabel's Fabels

Yet another pensioner's house owned by an old lady who went by the name of Mabel  - this is the 3rd one now - it must have been a very popular name 85-90 years ago!
It was written that this Mabel assisted in the Iraq war-


Only to find out  soon after she  just assisted in the decorating of the house




The renovation went well and rattled it off in under 3 months.
I had the living room professionally damp proofed, re-wire, plastering, new gas central heating,  some joinery here and there ,  new bathroom, existing kitchen was good, decorating and carpets.
 It went on at 99,950 with local agents Earnshaw Kay - very nice people to deal with.  No sooner than it went on the market the  people next door put scaffolding up blocking the access path for 4 weeks,  then there was scaffolding in front of mine for a week while the one above me had their roof repaired  then after 6 weeks it sold for 95,000 only after 2 weeks into the sale the buyer changed her mind and it's back on  the market again. I've now dropped the price to £89,995 - less than a week later + 3 viewings  it's under offer.

Sold for £89,000 
Bought for 60 spent around 10 + 5 on fees = 14. 
A nice result  as the kitchen was already good - saving around 3k and a few weeks extra work.
