12 - Hebden Bridge


Coming soon - sale agreed today on a 1 bedroom underdwelling in Hebden bridge - watch this space!

06/05/19  - at last it's finally completed



The whole terrace was owned by a housing association who must have bought the block back when properties were so cheap here they were practically given away. According to one local, this used to be one of the worst streets in Hebden Bridge - people sitting outside drinking special brew, ambulances and police always coming round. How times have changed!

This was another cash no surveys deal  - 65k complete with a 10 % non refundable deposit. Some may say that's just plain stupid of me -  I think i've struck gold! ok so it's a write off and needs renovation but structurally it's as sound as they come and what an amazing location!  Close to centre, lovely walks close by,  on street parking and away from the main road. Ex housing association so they've already had a lot of major works carried out from when they first did the block up 15 years ago before selling them off one by one. This one did look like it was in a poor state though and had fallen through a couple of times from the surveyors reports so they were keen to sell and mine was an offer they couldn’t refuse! Can't wait to get into a habitable condition and start having weekends here before selling it on.

Update   - Finally managed to start work 2nd week in June and it went on the market end of August. All in about 10 weeks  from start to finish. Not bad considering the amount of work that went into it  - we absolutely blitzed it and renovated it throughout  - complete with new windows and front door,  wood burner, and some high end finishes not seen before on previous jobs. West Yorkshire Hebden Bridge is the best so it makes sense to be the best  and in this case I think everyone involved did an amazing job. It went on the market with Claire Sheehan Estate agents who have been brilliant and worked very hard  - within 2 weeks it sold STC 
I used Meighan and the team at Georgia Vineys in Todmorden for the conveyancing, who also did a great job and worked very hard  - it definately makes sense to use a local firm who are familliar with all things Hebden.









Bought for 65k and sold for 123k

I thouroughly enjoyed this project, with it's challenges and the house just kept giving - unearthing 2 amazing fireplaces, exposing the brickwork and beams. With every job completed you could see a real difference and not just an improvement but a wow factor.  Stayed here and had some great nights out and made new friends. I would definately buy here again even move here permanently!
